Golden Colorado Homes and Real Estate
When we look at the Altos Research stats for market activity in Golden, CO we are seeing a strong uptick in activity starting in January. It is not quite at the level of Louisville, CO which we looked at two weeks ago but is definitely moving towards a balanced market. Usually a Market Activity number between 20 and 30 indicates a balanced market. We do need to keep in mind we are looking at Solds and as a result it is somewhat like driving your car looking in the review mirror. When we look at under contracts the positive growth of the curve looks like it will continue.

Inventory in the Golden area has been on a steady decline since July 1 of last year. Much of this can be attributed to

Colorado looking to steady growth in the year ahead

Richard Wobbekind, one of my favorite economists, who is
with the Colorado Leeds School
of business, is predicting that Colorado
will have slow steady growth in 2012. We
are not going to see robust growth, but we are going to see growth. The construction industry which has seen a
decline in employment over the last four years is poised to add 2,900 jobs next
year.
Wobbekind does caution in the article in the Daily Camera, that if something drastic happens in Europe that throws our stock market into a tail spin all bets are off and we could have rough roads ahead.
The current numbers and job growth are running parallel to what occurred during the 2001 downturn according to Wobbekind. If we continue to follow the same growth path we should see

People often have a misconception that brick laying is an easy task. There are some inexperienced bricklayers who claim to create beautiful and uniform wall only to find that their efforts have given rise to a faulty shifting wall which will quickly become a pile of rubble. Bricklaying is an art and a serious profession that requires study and foresight.
A brick consists of three parts: the face or the front, the top or the bottom and the ends. Depending upon how you plan to use the bricks, each of these three parts can be laid in two positions. The pattern in which the bricks are laid is called Bond. There are different types of bonds such as running bond, header bond and Flemish bond.
Lets us look at the running bond also known as half bond. This

There has been a lot of talk in recent news about the worsening condition of the air we breathe, particularly in large cities. Discussions of pollution and overpopulation lead to talk about the ozone layer. At times, it can be difficult to see how this directly applies to and affects you in your own personal life. The air quality outdoors should not be your only concern, however.
Indoor air quality is also something important to consider. We spend a lot of time within our own homes, particularly during the winter months of the year. Poor air quality can affect our lives in very real ways. It can lead to the development of asthmatic symptoms in both children and adults. Certain funguses and molds can also initiate the development of dangerous

There have been a lot of commercials coming out lately advertising energy efficient appliances. They talk about how much money you can save, but a lot of these appliances have hefty price tags. If you’re interested in purchasing energy efficient appliances, it’s prudent to start at the beginning of understanding what they really are at all.
Energy Star is a name you’re probably familiar with if you’ve done any research on energy efficient appliances at all thus far. It is an international standard used to rate consumer products that claim to be energy efficient. It originated in the United States as a joint program of the EPA (Environmental Protection Agency) and the U.S. Department of Energy. It was first created in the United States in
…It's a PITI | Real Estate Terms | Real Estate in Golden CO

When it comes to home ownership and the real estate industry in general, there are so many terms floating around that it’s understandable to want to ignore some of them. Most times, you can just have an accountant, real estate agent or an attorney handle the complicated terms you don’t understand yourself. PITI is one of those acronyms you’ll want to take note of and commit to memory, however.
PITI is an important acronym that deals with your home loan payment. It is an acronym for the four types of costs that are associated with your mortgage payment. These are principal, interest, taxes and insurance.
Principal is by and large the most important. It is the original and total amount you spend on the property when you first purchased it. This is
…How To Officially Have Green Real Estate | Homes in Golden
Tuesday, April 12th, 2011 at 3:17pm. 137 Views, 0 Comments.
What does it take to make a home green? For some people, the answer is simple. Using recycled materials and finding ways to lower your energy bill are all ways people assume get their house the green label.
It might not be that simple, though. The United States Green Building Council (USGBC) governs different sustainable practices and consists of the nation’s leaders in a variety of different industries. Its main goal is to encourage environmentally friendly building projects in which people can live and work. According to USGBC, performing a few sustainable practices in your home is just the beginning to getting your home considered green.
Instead, the nationally accepted benchmark for buildings that are considered green is LEED, or Leadership in

Many confusing words in the real estate industry may surface that don't seem to be understandable simply from their on-the-face names. If you've ever encountered probate before, it may or may not be understandable that it is a real estate term since it's used for other unrelated processes as well.
The law is to blame, so to speak, for the term probate, as are many other confusing terms in general. When somebody passes away, an executor will go through probate to manage the remaining assets in the estate. Every state has different rules but a majority of factors for going through probate include accessing a locked apartment or an individual-person bank account. Often enough, an executor will need to process the will through a probate court before he or
