Today I pulled Longmont, Colorado's absorption rate and saw a great example of where real estate is truly local.
Currently, Longmont has 5.5 months of inventory which is just starting to move into a market that is a Sellers market. What is even more interesting is when we compare this to the 10 months of inventory available in August 2007. When I compared the numbers for Boulder, CO, Nederland, CO, Lousiville, CO and Lafayette, CO the numbers were all very different and this is an are of only 25+/- square miles. This is an excellent example of why Buyers should work with a knowlegeable Real Estate Broker, one who truly knows the markets in and around the area. Reference below to see Boulder's very different statistics, only 15 miles from Longmont.
