What your story should include:


You need to have access to your clients because if we choose your story we are going to tell it in “The RE/MAX Difference”. We’ll talk to you, talk to your clients and even reenact parts of the story. A clever spin on house hunting and design shows we are going to showcase the difference a RE/MAX Hero can make in the Real Estate transaction and people’s lives.


Homeowners and buyers are faced with the dilemma of how should they proceed.


Struggling with homes that no longer suit their needs, looking for a new beginning. Wanting to sell a home they have outgrown or a home they once loved but its luster has worn off – these are the stories we want to tell.

            <title>Where have all the foreclosures gone?</title>

If you are like me, you keep your eye on homes in your neighborhood and the surrounding community to see if people are remodeling, what new listings are being sold for, and which homes are being foreclosed on. I don’t necessarily do this because I am interested in those particular homes, but instead I want to see how these factors are affecting the relative value of real estate in my community. These indicators ultimately have an effect on your home’s value, which is why they are important not only to buyers and sellers, but also to homeowners. With that being said, I have recently noticed a steep decline in the number of for sale signs going up in the Front Range area of Colorado. Two or three years ago it seemed like every other home had a for sale sign in the yard, which was primarily due to the outrageous amount of foreclosures our state was experiencing.


Nowadays, all you hear about is how hot the Colorado real estate market is and according to the Denver Business Journal, the first quarter filing for Colorado is showing a huge decline in the amount of home foreclosures, ie why we are seeing less inventory! The report released by this online publication says, the State is seeing its lowest levels of new foreclosure filing and foreclosure auctions since 2007. In addition, they are predicting a further decrease for the remainder of 2013. So far the statewide total for completed foreclosures was 2,935 at the close of the first quarter in 2013, which is down a staggering 30.5%! All twelve of Colorado’s urban counties has reported a decline in foreclosure rates also during the first quarter, with Douglas County boasting the largest decrease of 49.3%. Furthermore, economist for the housing division, Ryan McMaken, says that the decrease is largely due to the lower mortgage rates, rising home values and a more stabilized state employment situation.

Most people know the golden rule of real estate is location, location, location; which applies today more than ever in our revitalized Colorado market. When considering exactly what location is best for you and your family to buy in, there are many things to factor like crime rates, city taxes, relationship to work, immediate amenities and of course, the surrounding schools. In fact, school districts are usually one of the top considerations for families with children and even for those who do not have any. This is because receiving the best education you can without having to travel outside of your immediate area will help to set up your family for success down the line. In addition it also helps tremendously with resale values and adds to the lure of a particular home. Recently, The Daily Beast powered by Newsweek released their list of the top 2000 schools in America and we are so proud that several, 40 to be specific, of our Colorado schools made the list.

            <title>An Examination of Median and Average Sale Price - Boulder County Stats April 2013</title>

Boulder County and the surrounding areas are seeing exactly what we predicted they would in home sales for the month of April, with decreased inventories and absorption rates, as well as increased sales prices. Since none of this really comes to a surprise for knowledgeable home buyers and sellers, I thought instead it might be worthwhile to talk about what we are seeing in the average and median sale price. First, lets go over exactly what the difference is between a median and average, and how they pertain to real estate.


The median and average sale prices you see so frequently referred to in real estate are two different comparisons from the same exact numbers. From elementary school math, you will remember that the average of a certain group of numbers is found by adding them all up and then dividing their sum by the total number of contributing factors. The median can be found by putting all your factors into numerical order and pulling out the number which falls into the middle. Although these two calculations examine the same factors, they give you two different perspectives. In real estate, these figures are used to find a fair representation of mid-range sales between the highest sales priced and least expensive homes in a given market. So, which number produces the most accurate comparison? The answer to that question depends on the particular market itself.


Some professionals argue that the average price can be distorted in areas where the kinds of homes are mostly all the same with the exception of a few. Say for instance, most of the homes in a given area are between $250,000 to $300,000 with the exception of a pocket of four multimillion dollar homes, the average worth will be calculated as higher than most of the individual properties and thus not be representative of the majority. However, if you are evaluating a specific community that features homes which do not fall outside of the $250,000 to $300,000 price range, the average of those numbers will give you a fair picture of the round about price you could expect to pay for real estate in that specific community. It is because of these kinds of scenarios that real estate professionals and consumers examine both statistics.


Now let's look at the average and median sales prices for Boulder. The City of Boulder's median sale price is up by 27.8% from $507,500 in April 2012 to $648,750 in April 2013. The average sales price is also up from $607,205 in 2012 to $782,115 in 2013. These numbers both represent the mid-range in the area's home sales, but you can clearly see a difference of $133,365. This discrepancy would indicate that there are currently more high-end homes being sold in Boulder than the median sale price.
