Most people know the golden rule of real estate is location, location, location; which applies today more than ever in our revitalized Colorado market. When considering exactly what location is best for you and your family to buy in, there are many things to factor like crime rates, city taxes, relationship to work, immediate amenities and of course, the surrounding schools. In fact, school districts are usually one of the top considerations for families with children and even for those who do not have any. This school has an outstanding reputation for being a progressive four year educational facility dedicated to technology, the arts and recreation.             <title>An Examination of Median and Average Sale Price - Boulder County Stats April 2013</title>

Boulder County and the surrounding areas are seeing exactly what we predicted they would in home sales for the month of April, with decreased inventories and absorption rates, as well as increased sales prices. Since none of this really comes to a surprise for knowledgeable home buyers and sellers, I thought instead it might be worthwhile to talk about what we are seeing in the average and median sale price. First, lets go over exactly what the difference is between a median and average, and how they pertain to real estate.


The median and average sale prices you see so frequently referred to in real estate are two different comparisons from the same exact numbers. From elementary school math, you will remember that the average of a certain group of numbers is found by adding them all up and then dividing their sum by the total number of contributing factors. The median can be found by putting all your factors into numerical order and pulling out the number which falls into the middle. Although these two calculations examine the same factors, they give you two different perspectives. In real estate, these figures are used to find a fair representation of mid-range sales between the highest sales priced and least expensive homes in a given market. So, which number produces the most accurate comparison? The answer to that question depends on the particular market itself.


Some professionals argue that the average price can be distorted in areas where the kinds of homes are mostly all the same with the exception of a few. Say for instance, most of the homes in a given area are between $250,000 to $300,000 with the exception of a pocket of four multimillion dollar homes, the average worth will be calculated as higher than most of the individual properties and thus not be representative of the majority. However, if you are evaluating a specific community that features homes which do not fall outside of the $250,000 to $300,000 price range, the average of those numbers will give you a fair picture of the round about price you could expect to pay for real estate in that specific community. It is because of these kinds of scenarios that real estate professionals and consumers examine both statistics.


Now let's look at the average and median sales prices for Boulder. The City of Boulder's median sale price is up by 27.8% from $507,500 in April 2012 to $648,750 in April 2013. The average sales price is also up from $607,205 in 2012 to $782,115 in 2013. These numbers both represent the mid-range in the area's home sales, but you can clearly see a difference of $133,365. This discrepancy would indicate that there are currently more high-end homes being sold in Boulder than the median sale price.

A look at the current real estate market; provided by RE/MAX ALLIANCE


And the Beat Goes on. That’s a 1980 song from an American group called The Whispers. The song is about moving on from a lost love. In a different sense, the Boulder Valley, Metro Denver, and Northern Colorado real estate markets have moved on from a period of time when real estate values plummeted, bank foreclosures and short sales multiplied, and banks were draping Out-of-Business signs on their front windows courtesy of the Federal Reserve.


In the span of less than two years the Boulder Valley real estate market has shifted from a buyer’s market to a balanced market to a seller’s market. Driven by pent-up demand and affordable mortgage interest rates the Boulder Valley real estate market regained its mojo. Sometimes the wheels of change move quickly.


The Boulder County real estate market peaked in 2005 and plateaued in 2009. The years 2010 and 2011 mirrored 2009. 2012 saw the market begin to shift upward with sales activity increasing by 23% over 2011. Four months into 2013 the market is up 16% for single family home sales (938 vs. 808) compared to the same time period for 2012. Attached unit sales are up 21% (351 vs. 289) for the same time periods. The overall market is up nearly 18%.


The Absorption Rate for the Boulder County real estate market for single family homes stands at 147 days year-to-date. This is the length of time it would take for the market to fully sell assuming no new listings came into the marketplace and the rate of sales activity remained the same. It’s a good gauge for determining what is happening in the market over the course of the past few months. Absorption Rates drift down as sales activity in the spring and summer markets increase. The Absorption Rate at the end of 2012 was 91 days; 2011 was 156 days; and 2010 was 189 days. Look for 2013 to end the year with an Absorption Rate of less than 80 days.


The question becomes can the Boulder Valley real estate market sustain itself? Available inventory of single family homes in Boulder County continues to creep-up, but at a snail’s pace. March/2013 ended the month with 1,057 active single family home listings in Boulder County. That number at the end of April/2013 was 1,149, an increase of less than 9%. If single family homes are up 16% year-to-date, but inventory is increasing at less than 9%, then that means … well, you do the math.


The Boulder County real estate market is beginning to experience the trickle-up effect where more expensive homes are selling. In April/2013, there were 20 single family home sales in Boulder County over $1,000,000. That compares with 10 sales in April/2012; 9 in April/2011; and 13 in April/2005, when the market peaked. The most active price range (percentage wise) for Boulder County single family home sales in April/2013 was $800,000 to $1,000,000, where there were 29 sales. Entry level homes continue to sell well and now the market is experiencing that upper movement in buyer confidence. That’s a positive sign for the market as a whole.


As we enter the peak real estate selling season here are some things buyers and sellers will need to focus on. For buyers, available inventory will continue to remain at a low level with well-priced homes selling quickly. Get your financing in place before you make an offer. This bodes well in the mind of sellers to know they have a qualified buyer. For sellers, be aware of changing market conditions. Home values are trending up. Take advantage of that shift by pricing your home competitively, but also knowing this is not a discount housing market.

            <title>Continued Education Requirements for Real Estate Brokers</title>

The ever-changing real estate world in which we live requires that brokers maintain a certain level of continued education.  This requirement has been set to help brokers stay on top of current real estate laws, trends, and contract requirements in an effort to reduce your liability in the event of a lawsuit.  Since real estate contracts involve large amounts of money and directly affect people’s well being, maintaining your required level of education is not something to put off.  The penalty for not meeting the standard yearly requirement usually involves a fine from the Colorado Real Estate Commission and the assignment of additional education hours.  The result will wind up costing you additional money and time to remedy, or even worse the loss of your license.


Here are the current requirements for the State of Colorado from the Department of Regulatory Agencies’ website:


1. “All active real estate brokers need to complete 24 hours of continuing education during each 3 year license cycle.”


2. “12 hours of the 24 hours must be comprised of 3 different versions of the 4-hour Annual Commission Update Course.”


3. “The remaining 12 hours can be any combination of elective credit hours approved the Colorado Real Estate Commission.”


Please note that these education requirements are very minimal and hugely important to being an experienced and trusted realtor. It is part of your responsibility to offer your clients the most accurate information and knowledge so that you can produce solid advice and legally binding contracts. Greg Smith, Owner/Broker of RE/MAX Alliance of Boulder and Walnut, suggests taking an ethics and professional practices course at least once during the 3 year cycle. Courses like this will not only help you make the most ethical decision for you clients, but will also keep you up-to -date on general ethical problems the industry is experiencing including internet marketing and mortgage scams.


If you miss out on any one or all of the required 12 hours of the Annual Commission Update courses, you will not be able to make them up, because they are no longer available. Instead you will have to satisfy those requirements in an alternative way. Some of the options Include:


1. Completing the 24 hour Broker Reactivation Course. This option is only allowed once every other license cycle!


2. Complete and pass the State portion of the current Colorado Broker's Exam.


3. Complete 48 hours of the Colorado Contracts and Requirements course in addition to 24 hours of the Real Estate Closings course to total 72 hours.


Any realtor who falls delinquent with these requirements in excess of 3 years, must complete either the State portion of the Colorado Broker's Exam or the 72 hours of Colorado Contracts and Requirements and Real Estate Closings.

            <title>Colorado - Running for a Bolder Cause!</title>

One of our new young agents, Katie Brooks, will be participating in the Denver Rock ‘n’ Roll Marathon coming up this October which supports a great cause. For Katie, this event will be a test of her endurance as much as a celebration of her successes! Recently our team has been talking about celebrating everything that is awesome and unique about the Colorado way of life, which is why I would like to share Katie’s story with you.


The fact that we live in one of the coolest states in the county is a wonderful thing to be proud of, and to take advantage of. When Katie approached me with the idea for this blog, she shared her thoughts about her experience running a marathon and why she is doing the Rock ‘n’ Roll race. Katie said, “marathons are feat of endurance; my first marathon was really hard and afterward I wasn't sure I would do another one with all the time spent, training, early mornings, GU packets, etc. But then she heard about Team In Training and thought, "with them behind me I know I can do it again." Team In Training offers great support, training, encouragement, teamwork, but most importantly they are there to raise money for blood cancer research and the support of patients. Katie felt like the opportunity to take part in a sport she loves, one that challenges her to accomplish more than she thought she could and benefits a great cause; was something that she could not say no to.


I think Katie's experience is a great example of what the Colorado lifestyle is all about. It is so true that the more people you meet in Colorado, the more you find who are running for a cause, whether it's their own health, the love of the sport, or a charity. The great thing about it is that this physical way of giving back to the community speaks to such a wide spectrum of people, from professional athletes to families of five and usually everyone can participate in some way. Each year, or really probably every few weeks during warmer months, you can find some group of people running. When I first moved here I thought, “where are they all going?” Now I understand that it doesn’t matter if it's the Mother’s Day Title 9k, BolderBoulder10K, Susan G Komen Race for Cure, AREA 13.1 Half Marathon Denver, or the Denver Rock 'n' Roll, running is just a natural part of the Colorado lifestyle!

1. Hire a coach or join a training group like Team In Training for additional support and encouragement!2. Find your own personal joy in running, whether it is a quiet time to reflect on your day, imagining every pound you need to shed coming off, or spending time with a group of people who enjoy the same things you do!3. Make a plan for the marathon and train to accomplish the goals you set. 4. Train everyday, but don’t over do it! Remember some training is mental!5. Always wear a water supply!6. Fuel your body properly during training and days before the race.7. Remember the importance of stretching and strength training.8. Listen to your body and know the signs of a problem.9.
