October 2012 has show growth over the same period last year in real estate sales for the Town of Erie, the City of Longmont, and Boulder County’s Eastern Suburban Plains.  These areas of Boulder County attracted more buyers then last and saw increased sale prices. 

The median sale price for a home in Longmont Colorado was $229,950 for the month of October.  Although this reflects a slight decrease from the prior quarter due to seasonal market changes, it also shows an increase of 4.5% from 2011.  

In Erie Colorado for the month of October the median sales price of a single family home was $318,000.  This figure shows an increase of 9.8%, over last year although the number of home sales has decreased bit.

As is customary for this time of the year, the Boulder Valley real estate market has begun to settle-in for the fall and winter. Active listings continue to decline with the September/2012 inventory of single family homes being down 6% when compared to August/2012 for Boulder County. If that trend continues, active single family home listings for Boulder County at the close of 2012 will be approximately 1,137 (2011 ended with 1,121 active single family home listings).

Through September/2012 single family home sales for Boulder County are UP 22.87% when compared to September/2011 (2,519 vs. 2,050); attached unit sales are UP 23.24% (896 vs. 727); the market is UP 22.97%. For September/2012, the market was UP 14.69% when compared to September/2011.

That light at the end of the tunnel may not be another train coming this way. For the Boulder County real estate market that light may be the end to the darkness the area real estate market has experienced since the end of 2005.

For the past three years sales activity has been approximately the same. In 2009 there were 3,665 single family/attached unit sales across Boulder County. In 2010 that number was 3,660 and in 2011 the number was 3,539.

 backrange_400Richard Wobbekind, one of my favorite economists, who is with the Colorado Leeds School of business, is predicting that Colorado will have slow steady growth in 2012.  We are not going to see robust growth, but we are going to see growth.  The construction industry which has seen a decline in employment over the last four years is poised to add 2,900 jobs next year.

Wobbekind does caution in the article in the Daily Camera, that if something drastic happens in Europe that throws our stock market into a tail spin all bets are off and we could have rough roads ahead. 

The current numbers and job growth are running parallel to what occurred during the 2001 downturn according to Wobbekind.  If we continue to follow the same growth path we should see
